Understanding GKAI
What does GKAI Capital do?
GKAI helps investors, business owners, developers, and referral partners identify the Capital Line™ best aligned with their objectives. Through our Capital Alignment Review™ and GKAI CAT™, we organize financing strategies around what the capital needs to accomplish—not simply the products available.
Is GKAI Capital a direct lender?
GKAI is a capital advisory and financing platform built around strategy before product. Rather than limiting every opportunity to a single financing source, GKAI begins with a Capital Alignment Review™ to identify the Capital Line™ best aligned with the client's objectives. From there, the financing strategy is structured around execution—not product availability.
How is GKAI different from going directly to one lender?
A single financing provider can generally offer only the products available within its own guidelines. GKAI begins by understanding what you're trying to accomplish. Through our Capital Alignment Review™ and GKAI CAT™, we identify the Capital Line™ best aligned with your objectives before structuring the financing strategy around long-term success.
What is a Capital Line™?
A Capital Line™ is a financing pathway designed around a specific objective, transaction type, property, business, or capital need. Each Capital Line™ is built to support a particular financing strategy, allowing GKAI to organize opportunities around what the capital needs to accomplish rather than simply the products available.
What is GKAI CAT™?
GKAI CAT™ stands for Capital Alignment Triangulation™. It is GKAI Capital's proprietary decision framework for organizing financing priorities across cost of capital, buying power, and flexibility. Rather than focusing on a single variable, GKAI CAT™ helps identify the Capital Line™ best aligned with what you're trying to accomplish.
What is a Capital Alignment Review™?
A Capital Alignment Review™ is the foundation of every financing strategy at GKAI. Before discussing products or structuring capital, we begin by understanding your objectives, transaction details, priorities, constraints, and long-term goals. The review helps identify the Capital Line™ best aligned with what you're trying to accomplish before moving into the financing process.
The Financing Process
How do I get started?
Getting started is simple. Complete the GKAI QuickApp or schedule a Capital Alignment Review™. Both are designed to help us understand your objectives, organize the opportunity, and identify the Capital Line™ best aligned with what you're trying to accomplish before the financing strategy is structured.
What information should I prepare?
The information needed depends on the opportunity and the Capital Line™ under consideration. Common starting points include the transaction type, property or business details, financing objectives, requested funding amount, ownership structure, timeline, and any available financial statements, project plans, leases, contracts, purchase agreements, or acquisition documents. The more complete the information, the more effectively GKAI can organize the opportunity and begin the Capital Alignment Review™.
Does submitting the QuickApp affect my credit?
The GKAI QuickApp is designed to gather the preliminary information needed to begin organizing your opportunity and initiating the Capital Alignment Review™. If a credit authorization or credit inquiry becomes necessary as part of the financing process, it will be clearly disclosed and separately authorized before it occurs.
How quickly can GKAI review an opportunity?
The time required to review an opportunity depends on its complexity, the Capital Line™ under consideration, and the completeness of the information provided. Well-organized opportunities with complete documentation can generally move through the initial review process more efficiently than those requiring additional clarification or supporting information.
Will GKAI tell me which financing structure is best?
Yes. One of GKAI's primary roles is helping identify the financing structure and Capital Line™ best aligned with your objectives, priorities, and overall capital strategy. Final terms, however, remain subject to underwriting, documentation, market conditions, and the requirements applicable to the selected Capital Line™.
Can GKAI help if another lender declined the request?
Possibly. A decline from one lender may reflect that lender's guidelines rather than the full range of financing strategies available. GKAI can review whether a different Capital Line™, financing structure, documentation strategy, or overall capital approach may be better aligned with your objectives.

Rates, Leverage & Qualification
What rates does GKAI offer?
Rates vary because every financing opportunity is different. Pricing depends on the selected Capital Line™, borrower or business qualifications, property or collateral, leverage, transaction structure, documentation, market conditions, and other underwriting considerations. Any published starting rate is illustrative and should not be interpreted as a commitment or financing offer.
How much financing may be available?
Available financing depends on the overall opportunity and the selected Capital Line™. Factors such as the property or business, financing objective, transaction structure, collateral, borrower or business qualifications, cash flow, project scope, experience, documentation, and applicable underwriting requirements all influence the amount of financing that may be available.
What determines the final terms?
Final financing terms depend on the selected Capital Line™ and the overall characteristics of the opportunity. Factors such as borrower or business qualifications, the property or collateral, transaction structure, leverage, documentation, market conditions, and applicable underwriting requirements all influence the final financing structure, pricing, and terms.
Is the lowest rate always the best option?
Not necessarily. The lowest rate does not always produce the best financing outcome. A lower rate may require more equity, greater documentation, reduced leverage, longer closing timelines, or less flexibility. GKAI CAT™ helps evaluate the balance between cost of capital, buying power, and flexibility so the selected Capital Line™ aligns with your overall objective.
What if I need maximum leverage?
Maximum leverage is one of many factors considered during the Capital Alignment Review™. While select Capital Lines™ may support higher leverage, increasing leverage can affect pricing, reserves, documentation requirements, repayment structure, and overall flexibility. GKAI CAT™ helps evaluate these tradeoffs so the selected Capital Line™ aligns with your financing objectives—not just a single metric.
What if speed or flexibility matters most?
If speed or flexibility is the priority, GKAI can evaluate Capital Lines™ designed to support those objectives. Depending on the opportunity, Bridge, Private Credit, Asset-Based, Revenue-Based, or Specialty Capital Lines™ may provide faster execution or greater flexibility than traditional financing. Those advantages, however, may involve different pricing, leverage, documentation requirements, or repayment structures.
Does GKAI guarantee approval?
No. Every financing opportunity is subject to underwriting, documentation, due diligence, market conditions, and the requirements of the selected Capital Line™. The Capital Alignment Review™ is designed to identify the financing strategy best aligned with your objectives, but it does not guarantee approval or specific financing terms.

Does GKAI help structure complicated transactions?

Through the Capital Alignment Review™, these opportunities are organized into a financing strategy aligned with the client's overall objective.
Can GKAI support layered capital or seller financing?
Potentially. Depending on the opportunity, GKAI may structure financing strategies that incorporate multiple forms of capital, including senior financing, seller financing, equipment financing, working capital, mezzanine financing, private credit, or equity components. The appropriate structure depends on the transaction objectives, available collateral, overall capital strategy, and the requirements of the selected Capital Line™.
How are referral relationships handled?
Referral relationships are managed in accordance with applicable agreements, licensing requirements, Capital Line™ requirements, and relevant law. Any referral arrangements, compensation, or relationship-specific terms are established directly with the applicable parties and should be confirmed individually.
